Community design and master planning

Microhouse is an award winning collaboration of architects, landscape architects, designers, and clients who are passionate about the design of small houses and their communities.  As a young flexible team we are energetic, resourceful, and creative. Our collaborative approach to design allows us to draw on a vast resource of knowledge that we apply to our projects both local and worldwide.  This approach allows us to fully realize our clients’ goals on a wide range of projects from large scale master plans to individual cottage designs.  We take pride in creating innovative designs that are closely tailored to local conditions and construction technologies.

Microhousing is a concept that is adapts the spatial and social dynamics of traditional communities and re-imagines them to create modern urban villages. Microhousing takes advantage of the grouping of small houses to create enlivened shared spaces. The shared spaces become an extra room shared within the larger community. It embraces simplicity and connection to place and community.  As people seek to live more simple purposeful lives microhousing has been enjoying a resurgence in popularity.  Our design team is at the forefront of innovating concepts within this spatial and social framework. 

The projects bellow are in the planning or construction stages and take advantage of zoning provisions that allow cluster housing.

 

 

 

SENIOR COTTAGE HOUSING  

 

Congregate Senior Housing

Aging in place is a catch phrase for seniors maintaining independence by living at home as long as possible, a goal most of us share. Unfortunately, many factors may conspire against this dream. Typical houses and living environments often don’t often favor seniors. In many instances our homes are not accessible for those with mobility impairments and may be located away from family and services. Because new cottages can incorporate universal design standards that facilitate mobility they may be cheaper than remodeling an older house to say add a downstairs bath, or a residential lift. There are many other considerations like efficient environmental controls, easy to use hardware and appliances that will enable a senior to live and function comfortably in their home.

Congregate housing is a great idea for seniors who need more care than they can afford on an individual basis. The congregate model allows seniors to share some basic services and care with up to eight others. In Seattle congregate housing is allowed on residentially zoned lots which makes it more affordable and allows the senior housing to be located in residential neighborhoods near families.    

The oma cottage was developed with input from Husky Senior Care to provide an affordable living environment for seniors. It features a front porch, a bay window eating nook with bench seating, 1 bedroom, 1 full bath and a small kitchenette.  The oma cottage is 350 sq. ft. and measures 22 ft. x 18 ft.  It can be used as a stand alone cottage or as part of collection congregate cottages as shown.   

 

 

 

 

ATOM LIVE WORK 

 

My name is Bruce Parker and I am the founder of microhouse a Seattle based design company  that specializes in the design and permitting of small residential and live-work commercial properties. Much of our current work is being done with developers looking for ways to maximize returns on property that they are holding waiting for future development cycles.  
The new economy is producing many startup businesses that need an address and presence but have little need for a large office.  Our small units serve this need and are less expensive to build then larger commercial structures. These units may be pre-fabricated and relocated during future real estate cycles, or perhaps the higher rents generated by these small units may prove their worth in the long term.  Furthermore, recent changes to the Seattle building code allow our live/work units to be built without required parking making small projects more viable than ever before.

Beacon Hill Cottage Housing

The Beacon Hill project takes advantage of a steeply sloped urban infill site to create a unique cottage development. The entrance to the cottages is via a perforated metal walkway suspended above dense vegetation giving one the sense of entering a group of tree houses.

This project takes advantage of cottage housing provisions in the King County zoning code. Efficient clustering the parking allows the cottages to be grouped around courtyards and gardens.
